What is Home Staging?

Home Staging is decorating your home so it appeals to the greatest number of prospective buyers, initially through the photos, then once they come to inspect the home getting the buyer to fall in love and make an offer. 

First impressions are so important.

If you are selling your home you only have 90 seconds to appeal to a buyer, especially now that 92% of home buyers are doing their preliminary house hunting online.  Sitting down at their computers typing in their want list into the site’s search engine; suburb, price range, # of bedrooms, # bathrooms, # of car parks, dishwasher, hardwood floors, close to amenities… the list can go on and on.  But what if the photos of your home don’t look good? You’ll miss out on that prospective buyer, they will simply move on and click on the next house, EVEN if your home fits ALL of their desired criteria. Why you ask? The answer is simple, people can not see past the clutter and we are all naturally drawn to things that look good. 

Have you ever heard of that saying “a photo adds 10lbs?” You know it’s true, we have all experienced the bad photo that makes us look a little heavier than what we really are.  But unfortunately a photo of a room actually does the opposite and makes a room look much smaller than what it really is.  So if the photos of your home look dark cluttered and over crowded with furniture only a rare bread of buyers can see past that and imagine the possibilities.  It is crucial that you know people shop with logic but buy on emotion and will quite quickly sacrifice anyone of the things on their "must have" list because they have fallen in love with the home.

This is what home staging is all about...Home Staging is decorating your home so it appeals to the maximum number of prospective buyers, initially through the photos, then once they have come to inspect the home getting the buyer to fall in love and make an offer.  That’s my goal as your home stager, getting a buyer to walk into your home and say, “I love this house! I have to have this house!”

To get on a buyers inspection list you need to captivate them through the listing's photos. 

Then once the buyer comes to inspect the home, entice offers by eliminating perceived flaws and creating an environment they can imagine themselves living in .
